The Ministry of Municipalities and Housing in Saudi Arabia has approved a comprehensive guide for monitoring the illegal subdivision of residential units, aiming to strengthen compliance with municipal regulations and curb the practice across the Kingdom.
Purpose and scope of the new guide
The initiative is designed to preserve building safety, improve residential living conditions, and enhance municipal oversight. The guide provides a unified regulatory and oversight framework by setting out the roles, responsibilities, and procedures for detecting, verifying, and addressing violations in line with approved municipal regulations.
It applies to all illegally subdivided residential and mixed residential-commercial units. The goal is to preserve structural safety, urban planning, and regulatory compliance throughout the Kingdom.
Integrated oversight approach
The guide outlines an integrated oversight approach that relies on multiple methods to identify and confirm violations. These include data matching, lease contract reviews, permit verification, community reports, and field inspections. By combining these tools, authorities aim to ensure thorough detection and enforcement.
The Ministry emphasized that the guide is part of ongoing efforts to improve the quality of life in residential areas and to ensure that all housing units meet safety and planning standards.
